How renting works in Prague
Deposits, agency fees, the lease, and what to check before signing.
- Deposits are commonly one to three months' rent and are capped by law at three.
- Agency commission is usually one month's rent plus VAT, paid by the tenant.
- Rent is often quoted excluding utilities and building service charges — ask for the total monthly figure.
- Leases are frequently for a fixed year with automatic renewal by agreement.
- You need the owner's written confirmation of accommodation for residence registration — ask for it before signing.
- Take dated photographs at handover and insist on a written inventory.
